For Sellers

Sell with a strategy, and a home that shows like a magazine spread.

Presentation is everything. I help sellers stage, style, and prepare their homes so they photograph beautifully, show even better, and stand out from everything else on the market. Small changes, big impression, better offers.

My Action Plan

How I Help You Sell

Prepared, priced, and presented to stand out.

What my experience brings

  • A staging and presentation eye. Small changes that make your home photograph beautifully and show even better.
  • Twenty years of pricing in this market. Strategy built on real comparable sales and current competition.
  • Negotiating on more than price. Financing, deposits, contingencies, and timing, all weighed to protect you.
  1. Walkthrough and valuation

I tour your home, study recent sales and current competition, and give you a pricing strategy and a personal net sheet so you know your bottom line.

  2. Preparation plan

A prioritized list of repairs, refreshes, and decluttering, focused on what buyers and their insurers will notice and skipping what won't pay off.

  3. Staging and presentation

I guide furniture placement, lighting, color, and finishing touches room by room so your home photographs beautifully and shows even better.

  4. Listing launch

Professional-quality photos, a compelling description, and launch timing designed to stand out on the MLS and every major home search site.

  5. Showings and feedback

Showings scheduled around your life, with feedback shared after each and adjustments recommended if the market tells us something.

  6. Offers and negotiation

I compare offers on more than price (financing, deposit, contingencies, timing) and negotiate terms that protect you.

  7. Contract to close

I manage inspections, appraisal, repairs, and deadlines with your buyer's agent, lender, and title company until you hand over the keys.

Staging & Presentation

What buyers notice first

Staging isn't about making a home look like nobody lives there. It's about helping buyers picture their own life in it. The details that matter most are often the least expensive.

  • Curb appeal: a clean entry, fresh landscaping, and a front door that welcomes.
  • Light: open blinds, bright bulbs, and lamps that warm up every room.
  • Space: fewer, better-placed pieces so rooms feel larger and flow naturally.
  • Neutral, fresh finishes: paint touch-ups and updated hardware where they count.
  • Hero rooms: the living area, kitchen, and primary suite get the most attention.
  • Florida living: lanais, pools, and outdoor spaces styled as true extra rooms.

Seller Questions

Common questions from sellers

Do I need to stage my home to sell it?

Not always, but presentation affects how buyers value a home. Many homes benefit from decluttering, small repairs, and styling the key rooms. During the walkthrough we decide together what is worth doing and what is not.

What should I fix before listing?

Focus on anything a buyer's inspector would flag, anything that looks neglected in photos, and first impressions such as the entry, paint, lighting, and curb appeal. Larger renovations rarely pay for themselves right before a sale.

How is my list price set?

From recent comparable sales, current competition, and the condition and presentation of your home. I walk you through the numbers so the price is a strategy you understand, not a guess.
